There are many different requirements for an FHA appraisal, and not knowing the requirements can cause big delays in getting your appraisal completed or your sale closed! We wrote about the most common FHA repairs we encounter here, but we also get a lot of questions about specific kitchen appliance requirements for FHA.
A lot of people think that FHA requires all kitchen appliances, but the main issue is whether the appliances are built in to the kitchen or are separate, or "slide-in." If the appliances are built in, it is an FHA requirement that they are there. If they are slide in, they are considered personal property and are not typically an FHA requirement. An exception to this is dishwashers, which are typically required if there is a dishwasher opening and plumbing present.
However, though slide-in appliances are not an FHA requirement, it is an FHA requirement that any appliances present must be in working condition and must not present any health or safety hazards.
Another FHA kitchen requirement is that the kitchen sink must be working with sewage and potable water, and the hot water must be on and working.
